We have worked with a major Northwest University to develop and deliver a seven year masterplan. The master plan represented a £200 million transformation of the existing University Campus to create a new campus for the challenges of the 21st Century.

The project had three main aims:

  • To consolidate academic delivery into the city centre
  • To ensure the entire campus was fit for purpose
  • To create first-class education and visitor services

The masterplan was developed by facilitating a programme of public consultation, hosting a number of staff planning workshops and preparing the development plan and business plan. This research helped to identify the size, shape and facilities to be delivered in the new University Campus, as well as highlighting the most effective approach to engaging with the supply chain. Documents produced for the masterplan were used to support a successful application to the HEFCE and ERDF for £multi-million development grants.

The development of a framework to guide the strategic management of a University property portfolio. A significant proportion of the University estate was outdated, restrictive and unfit for purpose. Recognising the need for a strategic response, the University commissioned a strategy to provide a framework to guide the strategic management of its property portfolio. Through a programme of capital investment of more than £200 million, the estate has been substantially transformed.

Through the strategy, the University set out an ambition to:

  • create three integrated campus areas, aligned to the faculty structure, to provide a framework for the development of the estate;
  • create an estate strategy that would support and facilitate the university’s emerging academic strategy;
  • deliver leading edge student support and an enhanced academic environment for all students and staff, improving the overall university experience;
  • contribute to the wider regeneration of the region, reflecting the economic and cultural importance of the university within local communities.

A range of investment priorities, identified within the strategy, provided a framework to guide the development of the estate. Promoting the consolidation of the three campus areas, the strategy outlined key transformative projects. Experience has showed that the strategy provided a robust framework to guide the development of the estate. Through the process of preparing and implementing the strategy, the importance of adopting a strategic and business led approach to estate management has emerged, alongside the need to balance visionary aspirations with deliverability.

Further Education

We have worked with Further Education organisations to develop their estate strategies. The estate strategies were specifically developed to address the medium to long term objectives and to address the colleges’ key objectives of responding to the following issues:

Health, Safety and Wellbeing: To ensure that the estate meets all Health & Safety and statutory regulations.

Long Term Maintenance: To ensure that the property portfolio is correctly maintained to an appropriate and agreed standard.

Fit for Purpose: To ensure that the estate is appropriate to deliver first class teaching and learning and social needs.

Capital Development: To provide a basis for capital planning and to identify priorities for property investments.

Delivery Programme: To develop robust programme management systems to ensure that all development programmes are delivered to agreed time, cost and quality targets.

We have worked with a local authority to provide strategic advice on the development of a city centre Knowledge Quarter. The project was to coordinate the development plans between the local authority, two major Universities and a range of key stakeholders. The key objectives being to identify those opportunities where jointly the key stakeholders, through land/property ownership, can collaborate in the progression of those schemes that add value to the strategic objectives of the Knowledge Quarter and the regional economy. The development strategy identified a potential investment opportunity in excess of £500 million over a ten year life cycle.
